Building Permits


Building Code Administration

Administration of these regulations focuses on assuring that new construction meets or exceeds minimum standards established by the PA Uniform Construction Code (UCC), and that all properties are maintained in a safe and sanitary manner. Our staff is currently certified in all local plan review and inspection disciplines, and a third party agency conducts reviews and inspections for the electrical code (NEC). All application, permitting and inspection services are coordinated from a single point of contact for residential and commercial construction customers. Uniform Construction Code (UCC) regulations mandate the use of an inter-related series of model codes published by the International Code Council (ICC), including building, residential, plumbing, electrical, mechanical, fuel gas, and energy conservation. The PA Department of Labor and Industry (DLI) is responsible for updating UCC regulations.

South Middleton Township has adopted the 2018 International Code Council (ICC) Building Codes. If you have any questions please call the Township.



Building Permit Needed


Examples include, but are not limited to the following: Alterations, repairs, additions, reconstructions, new constructions, demolitions, new driveways, pools, new sewage systems, and repairs to existing sewage systems.


Permit Not Needed

Re-shingling a roof, replacing of doors, windows, and siding (with no structural changes), security alarms, temporary pods, repaving or paving driveways over stone.  Certain circumstances apply.

Zoning Permits


 The Zoning Officer is responsible to see that adherence to the Zoning Ordinance is maintained. Zoning permits are issued by the Zoning Officer for all activities that propose new construction or changes/expansions of the use of a property.

 

Zoning Permit Needed


Examples include, but are not limited to the following: additions, new constructions, pools, sheds, fences, garages, decks, patios, change of use, and construction in the floodplain.

 

Construction without a Permit

Any construction without a building and zoning permit is subject to the doubling of the permit fees according to the Zoning Ordinance (No. 3 of 2007), Article 22, Section 2201 (1.)(e.) and Article 22, Section 2202 (1.)(b.)  and the Township Fee Schedule.

 

 In the building and codes fee schedule, all building permits are subject to a fine.

 

 1st Offense -- $100.00*

 2nd Offense --$250.00*

 3rd Offense -- $500.00*

 *Plus all permit fees doubled
